The property, which spans about 45 hectares, is surrounded by hazelnut groves, trees that not only shape the landscape but also add a unique charm to this estate.

The exterior of the villa is a peaceful retreat, where guests can enjoy expansive and well-maintained outdoor spaces designed for ultimate relaxation. The garden, enriched by the presence of hazelnut trees, offers shaded spots perfect for reading or strolling. A large veranda overlooking the surrounding landscape invites outdoor meals or simple moments of relaxation at sunset. The generously-sized pool is ideal for cooling off on warm summer days, while the sunbathing area allows guests to enjoy the tranquility and beauty of the Tuscan countryside. A masonry barbecue and a lounge area complete the perfect setting for convivial evenings with friends and family.
The interiors of Villa Noccioleto beautifully blend tradition with comfort. The villa spreads over two floors, with spacious, bright areas that welcome guests into a warm and refined environment. On the ground floor, the living room with wooden beam ceilings, furnished with rustic pieces and featuring a cozy fireplace, creates an intimate and inviting atmosphere. The fully equipped kitchen opens to the dining area, offering a perfect space for family and friends to gather.

On the first floor, the bedrooms provide the highest level of comfort and privacy. Villa Noccioleto has five bedrooms, each with its own private bathroom, ensuring guests maximum independence. The rooms are spacious and bright, decorated with taste, with terracotta floors and wooden furnishings that evoke the warmth of the countryside. All rooms are equipped with air conditioning, autonomous heating, and free Wi-Fi, ensuring a comfortable stay in every season.

swimming pools are closed in winter, low and mid season. In low and mid season could be sometimes opened and an extra fee will be asked. Preventive just upon request.

The eventual heating is always an extra and switch on upon request. We need at least 4 weeks’ notice prior to arrival date to open and 2 weeks to heat the swimming pools. Services are not

available for last minute bookings (less then 3 weeks before arrival).
