VILLA ANTONELLA

Located just 12 km from San Gimignano and 24 km from Volterra, the Villa offers an elegant setting for an exclusive and charming holiday in Tuscany.

Proudly standing behind its strong walls, the Villa is surrounded by a large and private park: 9 hectares of gardens and woodland that embrace the intimacy and absolute privacy of guests, while providing a delightful setting for walks and relaxing afternoons outdoors.

The heart of life at the Villa is undoubtedly its splendid loggia: a place for outdoor breakfasts and dinners, barbecues, dancing, events, or simply enjoying the experience of living in an ancient and exclusive Tuscan country residence.

A beautiful infinity pool is an essential feature (with impressive dimensions of 8.5 x 15 m and a depth ranging from 1.20 to 4.50 m), combining fun and relaxation. The pool is open seasonally and is equipped with sun loungers and deck chairs.

Guests can enjoy numerous unique activities and experiences that allow them to discover and experience the local area, both in the surroundings and directly at the Villa.

Possibility to practice sports activities, book trekking, horse-riding or cycling excursions, private guides for art cities, wine, olive oil, cured meats and truffle tastings, cooking classes, pasta and pizza-making courses, MTB, E-Bike, Quad and vintage car rentals.

The Villa is also part of the official Tuscan locations where civil weddings can be celebrated in the presence of a municipal official.

The Villa and its dependance can accommodate up to 16+2 guests.

Both buildings have been finely restored and tastefully furnished with a sober and elegant style. They reveal exceptional attention to detail and the use of prestigious materials: terracotta floors, coffered ceilings, a kitchen and some bathrooms entirely in marble, monumental pietra serena stone fireplaces and a travertine balcony from Pienza preserve a strong connection with Tuscan tradition.

The Villa Rooms

Villa (approx. 450 sqm): 4+2 sleeping places

Ground floor:
Spacious kitchen with fireplace, fully equipped with barbecue, oven, 5-burner gas hob, dishwasher, microwave, refrigerators, freezer, espresso machine and pantry room; dining room with fireplace, large living room with fireplace and guest bathroom.

Both the kitchen and the living room open onto a splendid loggia with pergola, furnished with outdoor furniture.

Upper floor:
2 double bedrooms (one of which is a very large master suite), both with private shower bathrooms, and a study with sofa bed.

Sun terrace with outdoor shower.

The Dependance Rooms

Dependance (approx. 250 sqm): 12 sleeping places

Ground floor:
Large living room with fireplace, 1 double bedroom, 1 bathroom with shower suitable for disabled access.

Upper floor:
4 double bedrooms (one with private shower bathroom), 1 bedroom with bunk beds, and 2 further bathrooms with showers.

Upon request, it is possible to book:

Minimum stay required:

• 7 nights (during high season only Saturday to Saturday)

• Minimum 5 nights in low and mid season

• Stays shorter than 3 nights only upon request

For stays shorter than 7 nights, or stays longer than 7 nights but not in multiples of 7, the price is calculated on a daily basis and provided only upon request.

Security deposit: €1,000.00 (cash or credit card)
Final cleaning: €500.00 to be paid locally
Tourist tax: not included

Swimming pool: open from 01/05/2026 to 15/10/2026 (depending on booking status and weather conditions).

The price includes:

• Water, electricity and gas

• Bed linen and bathroom towels (changed once a week)

• Free Wi-Fi internet connection

Not included, to be paid locally:

• Air conditioning (in all bedrooms): charged according to consumption

• Extra cleaning: €25.00/hour (minimum service of 4 hours)

• Extra linen: €10.00/person (towels only €6.00)

• Pool towels: included – extra towels €8.00

• Kitchen staff: €30.00/person/hour

• Dinner: from €46.00 per person / €20.00 per child (under 10 years old). Minimum 10 people. For smaller groups: prices on request

• Extra bed: €100.00 per week

• Cot: free of charge

• High chair: free of charge

• Pets: €80.00 per animal

WEDDINGS:
For weddings held at the Villa, an additional fee of €800.00/€1,200.00 may be required (depending on the period and number of guests).

Cancellation and Payment Policy:

30% deposit upon confirmation (non-refundable)

Balance due 60 days before arrival (non-refundable)

Cancellation fees:

• From booking until 60 days before arrival: 30% penalty (corresponding to the deposit)

• From 59 to 30 days before arrival: 50% penalty

• From 29 days before arrival until the arrival date (0 days): 100% penalty
